How Much Does an EPC Cost in London, and Who Pays?

The short answer

An EPC in London is priced mainly by the home's internal floor area, with guide prices from £65. The seller pays when a home is sold, and the landlord pays when it is let. A landlord or letting agent in England cannot charge the tenant for it, because the Tenant Fees Act 2019 only allows the payments it lists, and an EPC is not one of them. Viewing an existing EPC on the GOV.UK register is free.

An EPC is a one-off cost that lasts 10 years. What you pay depends on the size of the home and how quickly you need the certificate. Who pays depends on whether the home is being sold or let.

What sets the price

The main factor is the home's internal floor area. A bigger home takes longer to measure and record, so the price rises in bands of floor area. The price table on this page shows each band, from a studio to a large house.

We charge the same in every London borough, with no travel charges and no VAT to add. If you do not know the floor area, choose "Not sure of floor area" on the quote form. Either way, we confirm your exact price before you book.

What is included

  • The visit. An accredited assessor measures and records the home. The visit takes 45 to 90 minutes, depending on its size.
  • The certificate. We lodge the EPC on the government register within 72 hours of the visit as standard.
  • Suggested improvements. The EPC itself lists suggested improvements for the home, unless there is no reasonable potential for any.

A floor plan measured on the same visit costs less than booking the two separately. The floor plans service and pricing page show both.

Paying for speed

Standard lodgement is within 72 hours of the visit. If you need it sooner:

  • Same-day lodgement: £15 extra, with the EPC lodged on the day of the visit.
  • Next-day visit: £35 extra, with the visit the next day and the EPC lodged that day.

Both are agreed before booking, so you know the date before you pay.

Who pays when you sell

The seller. The regulations put the duty to commission the EPC on the seller, before the home goes on the market, and the seller must make it available to buyers free of charge. If your estate agent arranges the EPC for you, the duty is still yours, so ask the agent what they charge for it.

Who pays when you let

The landlord. The landlord must commission the EPC before marketing the home and give the tenant a copy free of charge.

A landlord or letting agent in England cannot pass that cost on. Under the Tenant Fees Act 2019, any payment a landlord or agent requires from a tenant is prohibited unless the Act permits it. The permitted payments are rent, a tenancy deposit, a holding deposit, certain default fees, payments to change or end a tenancy early at the tenant's request, and bills such as council tax, utilities, a TV licence and communication services. An EPC is not among them.

A tenant living in the home must let the landlord's assessor in for the visit. Our guide for landlords covers the minimum rating a rented home needs.

Do you need to pay at all?

Maybe not. An EPC is valid for 10 years and belongs to the home, so a certificate lodged for a previous owner or tenancy may still be in date. Search the GOV.UK find an energy certificate service by postcode before you book. Our guide to finding and checking your EPC shows how.

You may still want a new one if the home has changed. New insulation, a new boiler or replacement windows are only recorded by a new assessment. Our guide on how long an EPC lasts covers when you need a new certificate.

Seeing your score first

If you want to know the likely rating before anything goes on the public register, an EPC Pre-Assessment from £90 gives you the score privately. It is not lodged, so it cannot be used to sell or let.
