Every room is measured with a laser, and the insulation, heating, hot water, windows and ventilation are recorded.

- Arrange access to rooms and the loft hatch, where present.
- Keep heating, hot-water controls and meters accessible.
- Have evidence of relevant improvements ready, if available.

An EPC Pre-Assessment
The same survey as an EPC, with nothing lodged on the public register. Your personalised improvement plan is included, from £90.
A pre-assessment isn’t a retrofit assessment, and it isn’t an EPC. It can’t be used to market a sale or a let, or to show that a rented home meets the minimum energy efficiency standard. We can lodge the EPC within 18 months of the visit, as long as nothing about the home has changed.

Are the prices fixed?
No. They are guide prices, based mainly on internal floor area. Extensions, loft conversions, layout and access can change the final figure, so we confirm your exact quote before you book.
Are there hidden fees?
No. The price we quote is the price you pay. Quotes are personalised based on property size and condition, so there are no surprise add-ons, call-out charges or travel charges.
When do I pay?
No upfront payment. You pay once the assessment is done.
How long does the visit take?
Most take 45 to 60 minutes for a flat or standard house, and up to 90 minutes for a large home. It goes fastest when every room, the loft hatch (if there is one), the boiler and the meters are easy to reach.
What if my rating comes back low?
The rating is worked out from what is recorded at the property, so we cannot promise a particular band. Your EPC includes its recommendations, and the optional £35 improvement plan puts them in order for your property. If you let the property, the current minimum is E.
Can I get a discount for multiple properties?
Yes. Homes visited on the same day within 23 minutes' travel of each other, including flats in the same building: the first is full price, then £5 off each one after it. This applies to an EPC or a floor plan booked on its own; an EPC and floor plan booked together already have the bundle saving. Never less than £65 for an EPC or a floor plan. Faster options stay full price. Send us the addresses and we will quote the whole set together.
Do you cover my postcode?
We are based in Stratford, E15, and cover all 32 London boroughs and the City of London. There are no travel charges.
