Regulations
The EPC rules for agents
The Energy Performance of Buildings (England and Wales) Regulations 2012 put some duties on the agent as well as the seller or landlord.
Before you market the home
You must be satisfied that an EPC has been commissioned. If no valid EPC is ready when marketing starts, you and your client must use all reasonable efforts to get one within 7 days, with a further 21 days only if those efforts fail.
In every advert
Any advert in commercial media, including portal listings, must state the energy rating from the certificate.
For buyers and tenants
A valid EPC must be made available free of charge at the earliest opportunity, and at the latest when someone first receives written details or views the home. The buyer or tenant who takes the home must be given the certificate.
Access with someone living there
Anyone living in the home must allow the assessor the access reasonably needed to inspect it. Send us the occupier’s details and we arrange the visit with them.

How quickly can you assess a new instruction?
Tell us your listing deadline and access requirements. We confirm an available appointment and delivery timing before accepting the instruction. Next-day visits are available. Standard lodgement is within 72 hours of the visit; same-day lodgement and next-day visits are agreed before booking.
Can you deal with the vendor or tenant directly?
Yes. Send us the occupier’s contact details and we’ll arrange access, confirm the appointment, and handle any rescheduling directly, keeping your negotiators free. You stay copied in as much or as little as you like.
Can you send certificates straight to our branch?
Yes. With the client’s permission we send the certificate link directly to your branch inbox as soon as it’s lodged on the government EPC Register, so there’s no forwarding or chasing paperwork.
Do you cover our whole patch?
We cover all 32 London boroughs and the City of London from our base in Stratford, East London, with no travel charges. If your branches span multiple boroughs, one supplier covers them all.
