EPC Improvement Plan
Your EPC tells you the rating. This tells you what to do about it — written up after your assessment and sent with your certificate, for £35.
Three things, not one
A standard EPC gives you a rating and a description of the property. The Improvement Plan adds the part that tells you what to do next — and it is written up properly, not talked through on the doorstep.
- 1Improvement recommendations on your certificate. The measures, their installation costs and their yearly savings, published on your official GOV.UK certificate.
- 2A full Energy Report. Where your money actually goes, split between heating, hot water and lighting, with your carbon rating and heat-loss figure. None of this appears on the certificate.
- 3A written plan from your assessor. The judgement part: which of those measures are worth doing on your building, in what order, and which to ignore.
The software’s list is generic and never explains what to do first. Because we have just surveyed the property, we can rank it against what is actually there — a solid wall, a flat with neighbours above and below, a period conversion — rather than a template. It costs £35 on top of your EPC.

Please note: without this add-on, your EPC is lodged with the rating and the property description but without improvement recommendations. The plan itself is written guidance based on professional judgement and your survey data — it is not a formal retrofit assessment (PAS 2035) and not a guarantee of a future rating. Installation costs are typical national ranges, not fixed quotations.
