EPC Running Costs by Band: What London Homes Rated B to G Cost

The short answer

On EPCs lodged in London from 23/08/2026 to 12/10/2026, the typical estimated running cost for heating, hot water and lighting was £741 a year for a home rated C, £1,160 for D and £1,698 for E. That is about £62, £97 and £142 a month. Homes rated F or G came to £2,796. These are the certificates' own estimates at standard use, not bills, and they leave out appliances and cooking.

Every EPC estimates what the home costs a year to heat, to provide hot water and to light. We took those estimates from 33,985 certificates lodged for existing London homes from 23/08/2026 to 12/10/2026, and grouped them by rating.

Running costs by band

RatingTypical a yearA monthMiddle half of homesCertificates
B£513£43£446 to £6562,237
C£741£62£593 to £93821,212
D£1,160£97£933 to £1,4299,273
E£1,698£142£1,344 to £2,1361,018
F and G£2,796£233£2,135 to £3,423210

"Typical" is the median: half the homes in the band cost less and half cost more. The middle half is the range from the lower to the upper quartile. Band A is left out because only a handful of certificates were lodged, and F and G are combined for the same reason.

Flats, houses and what the money goes on

RatingFlatsHousesHeatingHot waterLighting
B£494£953£254£207£47
C£660£1,013£494£188£46
D£947£1,345£856£207£53
E£1,452£2,106£1,242£339£52
F and G£2,256£3,014£2,166£456£64

Flats cost less to run than houses in every band. They are smaller, and a flat with homes above, below and beside it loses less heat through its walls, floor and roof. Heating is the largest part of the cost in every band, and it is the figure that rises most from one band to the next.

C against D

A typical home rated C came to £741 a year and a typical home rated D to £1,160, a difference of £419. These are different homes, though, and C-rated homes in London are more often smaller flats. Per square metre of floor area, the typical C-rated home came to £11.20 a year and the typical D-rated home to £14.80.

For your own home, the EPC shows the estimated cost now and what its suggested improvements could save. Our guide on how to improve your EPC rating covers the measures.

What the figures include

  • Heating, hot water and lighting only. Appliances, cooking and other electricity use are not included.
  • Standard use. The method assumes standard heating hours and a number of occupants worked out from the floor area, not how your household uses the home.
  • The prices used for EPCs. The fuel prices behind certificate costs are updated from time to time, and the costs on certificates move when they are. In the register data the latest change came on 23/08/2026, so only certificates lodged from then are pooled here.
  • Existing homes in London. New-build certificates are left out, and a home lodged twice in the period counts twice.

The rating itself works from the same kind of cost estimate, at a fixed set of prices written into the method. EPC ratings explained covers how the bands are set.

Frequently asked questions

How much does a D-rated home cost to run?

On London EPCs lodged from 23/08/2026 to 12/10/2026, the typical estimate for a home rated D was £1,160 a year, about £97 a month, for heating, hot water and lighting. The middle half of D-rated homes came between £933 and £1,429.

How much cheaper is a C than a D?

The typical C-rated home's estimate was £419 a year lower than the typical D-rated home's. Part of that gap is because C-rated homes in London are more often smaller flats, so per square metre the difference is £11.20 against £14.80.

Is the cost on my EPC what I will actually pay?

No. The EPC estimates the cost of heating, hot water and lighting with standard heating hours and a standard number of occupants for the floor area. It leaves out appliances and cooking, and the prices are those set for EPC calculations when the certificate was lodged.

How much does an E-rated home cost to run?

The typical estimate for a London home rated E was £1,698 a year, about £142 a month, on EPCs lodged from 23/08/2026 to 12/10/2026.
